10 Reasons Why Earth Can't Be Built.
1. House type
Each province has a corresponding building division, some allowing most things, some not. For example, some of the counties we serve in Arizona love unique homes. Homes such as AirCrete, adobe homes, mud homes and container homes are welcome. However, some areas require a visit to the building department for approval.
This is not required in some unincorporated areas. It's basically the Wild West. That's cool in a way.
By contrast, some areas choi. Just getting a building permit can take the better part of six months. Then come the regular inspections, the high costs of paperwork, and even having to tear down what you don't like.
In some areas you cannot do this yourself and will need a licensed insurance contractor. I've heard of ways around this by having contractors go by here and there, but I'm not going to test the limits, it's like finding a needle in a haystack.
2. The annual permit limit
They may limit the amount of passes per year, which is common in large cities and can lead to very long waiting lists.
3. Lack of urban resources
Some places may not have access to fire trucks etc. This is a problem for the county, we have seen beautiful land that refuses to build on.
4. Danger Zone
For some reason, the county may decide to make your land a dangerous area. Some for fires and landslides or whatever they really want.
They just didn't want to deal with something outside the region while calling it a "divine calamity". Make it a thing so they might suddenly decide it's okay. Isn't that really dangerous?
5. Define a province
I've even seen some great lands that I thought were denied permission simply because they might give you a headache. why? Because there is a house there, but at some point they simply took away the permits. The thing to remember is that these people only have the power to make decisions and do not need an explanation to you. Usually, when a boycott decision comes, they propose and vote on it.
6. The partition doesn't matter
There may be residential or commercial land, it does not matter. This is basically a tax system and is separate from the construction sector. You can change it at any time. It might be buildable for 10 years, but not for a year after that. You have no control.
I've seen $100,000 become worth $10,000 overnight just because the construction department decided to change its mind. Again, there are a lot of lawsuits going around with this stuff.
7. Surprisingly, the opposite happened
The thing about land is that you can make some serious benefits out of it. Someone may have sued and won the lawsuit, but suddenly $10,000 of non-buildable land went up in value because now the homebuilders want it. There are known cases. The couple had so much stuff in the middle of nowhere that they couldn't build anything on top of it.
One day a huge company decided to build a hub there because it is in the middle of the city where delivery is done. Of course there was talk of money, so the company's building permit was approved. Crazy, they paid the couple crazy amounts like a million dollars. This is a drop in the bucket for the company, but location has been crucial to long-term cost savings.
8. The main slope
We don't always refuse passes, but additional steps may be required on steep terrain. The construction sector may require some serious retaining walls. If there is no place, the permission will be denied. You never know, but they might decide to deny it anyway.
9. Because they said so
You can also go to the market and buy land, or call the county and ask if it is possible to build. Well, sure, they will say, they just need to see the plans of the building. Make a plan to build, they say it can't be built. As we said, you can ask your real estate agent first if it is buildable, but later it turns out that it is not. That is why the land must be sold as is. They even call the county before buying the land to make sure it is buildable. But we have absolutely no control over what the building department decides when submitting a plan. They can always make all kinds of rules.
10. Your pocket is not enough deeds
There may be land that has been refused for building, commercial or residential use. Suddenly someone wants to buy it from you for cheap. Later you find out that they built a building on your land and brought you huge profit. why?
I don't know who knows, but it's not a bribe, but it can be considered an investment in the province. The county may decide to increase the value of the building based on the value of the building. So they changed their minds. After all, higher values bring more taxes.
